MULTI-FAMILY RESIDENTIAL/CONDOMINIUM COMMON AREA PROJECTS:
Project Management , Design and Planning

Camelot Court; First Realty Management; Allston-Brighton, Massachusetts;  Continuing our long relationship with this client, Maxwell Architects, LLC provided full planning, programming, design and construction administration services for a multi-phase project to expand and upgrade the common areas and entrances to this 1960’s era two building urban apartment complex. Our work included extensive planning work with the Corporate and Property Management Team to add modern amenities and update common areas throughout the property.  Two new entry pavilions, as well as architecturally interesting canopies were installed on secondary entries and exits. Building lobbies, resident meeting and activity rooms, a fitness center, laundry and mail rooms, were all renovated without losing a single apartment unit. The Community Room was created in space previously occupied by back of the house facilities and storage space. A coordinated palette of finishes, along with sophisticated entry control, alarm and mechanical improvements added to the complexity of this project. Modern aesthetics, functionality and durable materials and detailing were all imperative to this project.

Douglass Park; Boston Land Company; Boston Massachusetts;  Project Architect for the planning and conversion of several retail storefront suites into six additional rental apartments in an established residential building in an urban neighborhood.

Taber Mill; Boston Land Company; New Bedford, Massachusetts; Project Architect for the new construction of a 1,400 SF Wellness Pavilion within the courtyard of an existing Mill Building Conversion of 151 subsidized Seniors Housing apartments. A subsequent phase included renovation and interior design of common areas throughout the complex including the solarium, community rooms, dining, salon, laundry and support areas. Full Construction Administration and coordination services.

Burbank Apartments; First Realty Management; Boston, Massachusetts: Project Architect for planning and design of modernization and market upgrades for an existing historic urban housing development including the addition of a modern elevator within the “old-world” internal courtyard. Concept drawings created in BIM software, allowing for three dimensional  modeling.  Design explorations included new marketing and managem,ent offices, replacing the turn of the century roof top skylight/roof system, roof deck, updated mechanical and electrical systems and full handicap accessibility.

Tremont-on-the-Commons Condominium Trust; Boston, Massachusetts; Project architect for master planning effort for the renovation and refurbishment of all common areas for a 374 unit condominium building comprising 475,000 square feet. Contemplated improvements include new exterior treatments, awning and lighting; renovated entrance and main lobby; elevator rehabilitation; refurbishment of interior commercial arcade and residential lobbies; and new parking garage entrance and access security system. Master plan completed: September, 1992. Renovation completion: September, 1994. Estimated construction costs: $1.3 million. Project Architect for Phase II Planning; including renovations to the communal function room, pool deck and creation of a new health center and locker room complex; further interior and exterior renovations. Project Budget: 485,000. Project Completion: June, 1996.

First Realty Management, Boston, Massachusetts; Sick Building Syndrome Analysis, specifically related to loading dock and trash odors permeating the public spaces in a 374 unit, 475,000 square foot condominium building in downtown Boston. Services included interviews with staff, management and residents, problem definition, and a set of remedial actions for consideration by the Board of Trustees. Separate commission included master planning services for capital improvements project for the same facility.

The Towers at Chestnut Hill; Chestnut Hill, Massachusetts; Project consulting related to new custom common area carpeting, specifications, installation and final punch list. Assisted Board of Trustees and Building Management in installation and contract issues. Project completed: April, 1993.

St. George Seaside Condominium and Beach Club; Revere, Massachusetts; Project Architect for re‑carpeting and interior renovations to first floor common areas for a 200 unit condominium complex.

Barrington Court Condominiums; Cambridge, Massachusetts; Consulting Architect reviewing owner modifications for structural and mechanical integrity, compatibility with building and common area configurations and improvements and project coordination between property management and privately hired owner designers and contractors.

Bishops Forest Condominiums; Waltham, Massachusetts; Project Architect for the reconfiguration of the management office and pool house to accommodate on-site management and upgraded accessibility (ADA) compliance. December, 1997.

Tara Gardens Condominiums; Weymouth, Massachusetts; Consulting Architect for exterior/site improvements and interior common area refurbishment. March, 1998.

High Point Village and Shopping Center; West Roxbury, Massachusetts; Consulting Architect for large urban housing development for exterior improvements and shopping center refurbishing schemes and cost estimate for potential re-development. 1998.

Shadowbrook Condominiums; Milford, Massachusetts; Project Architect for exterior/interior modifications to resolve long term maintenance issues related to building entry, egress and new exterior awning for one of 15 buildings and future application to other buildings within the complex. Subsequent assignment included design and specification of exterior cladding replacement alternatives for eight structures.

Edgemere Green; West Roxbury, Massachusetts; Project Architect for alternative schemes for adding additional building(s) to newly acquired site adjoining existing multi-building complex.

700 Huron Avenue; Cambridge, Massachusetts; Project Architect for extensive lobby and common area improvements to a 1960's vintage apartment tower, including exterior improvements, lighting and ADA compliance. Major architectural intervention included addition of a contemporary porte cochere including eleven pyramidal skylights and composite aluminum cladding.

Battery Street Condominiums; Boston, Massachusetts; Project Architect for master planning and common area improvements for the lobby, common area corridors, roof deck and elevator improvements.

Strathcona on the Charles; Cambridge, Massachusetts: Project Architect reviewing unit modifications and common area improvements including replacement of mailboxes, interior and exterior lighting.

Cedar Pond Village; Lynnfield, Massachusetts: Project Architect for common area renovations through nine townhouse and garden style condominium buildings.

Camelot Court; Brighton, Massachusetts: Project Architect for common area renovations including new ceiling coffers, lighting and life safety system improvements, lobby and mail room modifications and accessibility improvements including exterior ramps.

190 West Springfield Street; Boston, Massachusetts: Project Architect for modifications and condominium conversion of an older brownstone into two luxury condominiums, including extensive room deck and exterior repairs in a historic district.

200 West Springfield Street; Boston, Massachusetts: Project Architect for modifications and condominium conversion of an older brownstone into four unit condominium, including interior unit modifications, parking and roof deck.

15 Holyoke Street; Boston, Massachusetts: Project Architect for modifications and condominium conversion of an older brownstone into three unit condominium.

Cabot Lowell Mill Apartments; Waltham, Massachusetts: Project Architect for the renovation of entry and common areas within a historic mill building previously converted to subsidized and seniors housing units. Specific attention focused on entry, historic stair and elements of the original mill building visible and utilized in the occupied structure.

19 Chauncy Street Condominiums; Cambridge, Massachusetts; Project Architect for the replacement of 85 multiple casement sash windows in an exclusive condominium building. Work included masonry repair and project administration.

Beacon Place Condominiums; Somerville, Massachusetts: Project Architect for the replacement of 185 double hung and casement windows in a high rise condominium building. Work included masonry repair and project administration.

Parkside Place, Cambridge, Massachusetts: Project Architect for the renovation of first floor common space and enlarged and updated community room.

Basilica Condominiums; Charlestown Navy Yard, Boston, Massachusetts: Project Architect for analysis and design of the replacement of 280 window openings in National Register of Historic Places Building 106, originally a boiler repair facility and converted to condominiums.
